Wanneer een appartementencomplex 5 jaar bestaat, nemen de vervangingsuitgaven toe om een frisse uitstraling te behouden. Zo worden er schilderwerkzaamheden uitgevoerd of het zwembadmeubilair vervangen. Twee voorbeelden uit de praktijk van appartementencomplexen die Westplan beheert.

“In many submarkets there is new supply being completed in 2013 and 2014, which makes it even more crucial to look sharp.  Westplan now owns 19 properties which were completed between 2007 and 2010 and several capital projects are planned for this year.   

Perform in competitive environment
Alta Design District was completed in 2009 and is located in the Dallas Design Center in REIS’s Northwest Dallas submarket with nearby Oaklawn and Central Dallas submarkets, which combined had 2.263 new units delivered in 2013 with 6.300 projected for 2014.

In order to perform in this competitive environment  Alta Design District will have  the corridor walls repainted, an upgraded outdoor kitchen and grill area installed, and new furniture and décor for the sky deck and pool area.  

Renovations and upgrades

Alta Fossil Creek was also completed in 2009 and is located in REIS’s Northeast Fort Worth submarket, which had 262 units delivered in 2013 with another 2.000 expected in the next few years.  Although this market does not have as much new supply as Dallas, several competitors recently sold and underwent renovations and upgrades to their common areas (including the Westplan purchase of Watervue which is located in this submarket and had numerous upgrades). 

During 2014 Alta Fossil Creek’s exterior will be repainted, the fitness center expanded, and new pool furniture installed in order to continue to perform well in the market.”
